After the U.S. Supreme Court decision, Tyler v. Hennepin County, the Treasurer’s Deed process was changed by the State of Colorado to ensure it did not violate the Fifth Amendment. It now closely resembles the process for Foreclosures.

Douglas County is currently NOT accepting applications for new Treasurer’s Deeds until our software has been updated to be in compliance with these changes.
When a lien for unpaid property taxes is left unpaid for 3 or more years, the investor who holds that lien may apply for a Treasurer’s Deed to gain ownership of the property. Until a deed is issued, the ownership on the property does not change.
After an investor holds a lien against a property for 3 years, they may apply for a Treasurer’s Deed. To take part in our tax lien sale, please see the Tax Lien Sale Information page.
Currently Douglas County is not accepting new applications until our software is updated to be in compliance with the changes made to the Treasurer’s Deed process. We estimate that this will be completed in early September. Once the changes implemented, application forms will be available on this website.
The cost to apply will be $1,000.00.
All Treasurer’s Deeds are now subject to the new process and will have to be restarted with the new process.
Once our office can start processing deeds again, investors will be notified and asked if they still want to move forward with their deeds given the change.
Typically around 6th months.
