In Douglas County, the Board of County Commissioners (BOCC) sits as the County Board of Equalization (CBOE). A taxpayer may choose to appeal the decision of the Assessor’s office to the CBOE beginning July 1, and hearings conclude no later than August 5.

In order to process appeals within the State’s statutory time limits, the BOCC appoints hearing officers to preside over hearings and make recommendations to the CBOE. If you are satisfied with the CBOE decision, the process ends there. If not, there are three options: Binding Arbitration; the Board of Assessment Appeals (BAA); or the District Court. Online Appeals are now closed.

In order to file an appeal online or in writing, you will need the Account Number and the Appeal Number found on the Assessor’s Notice of Determination (NOD), which will be mailed out on or before June 30, 2022. Notices and the Appeal Summary are found on the Assessor’s website on the Property Details page in Documents.
CBOE hearings will be held by telephone or computer using Douglas County’s teleconferencing program, Microsoft Teams. Instructions to access the hearing will follow by a separate e-mail delivered at least five business days prior to the hearing. If you are unable to attend the hearing by phone or computer, do not file your appeal online. Once hearings are scheduled, we are unable to reschedule.
